🏛️ Working on a historic or listed building doesn’t need to feel like walking on eggshells.

We often speak to clients who want to invest in older buildings but worry that planning and heritage issues will slow everything down or turn into a battle.

Historic England has just re-issued its guidance on Making Changes to Heritage Assets (Dec 2025).
It’s not a change in policy, but it does make things clearer; especially around:

*What counts as repair versus alteration
*Taking a more pragmatic view on materials including roofs and thatched
*Supporting changes that keep historic buildings in use and viable
*Encouraging more proportionate, evidence-led decisions

Have you really read what you’ve agreed to?

In the rush to get a project on site, contracts often get signed under pressure.
A tight programme. A client chasing start dates. A “standard” appointment with pages of amendments attached.

But buried in that paperwork can be risks that fundamentally change your position.

Without a proper review, you may have unknowingly agreed to:

▪️ Termination clauses that heavily favour the client
