Since October 2023, significant changes to the Building Regulations have introduced new legal duties for Clients, Building Regulations Principal Designers and Principal Contractors.

These changes are designed to improve safety, accountability and competence throughout the construction industry—but many domestic clients are still unaware that they now have legal responsibilities too.

Due to the current heatwave, we’ve taken the highly technical decision to abandon the office before the air conditioning waves a white flag.

The TMDP team will be working remotely today from various cooler locations across the Midlands, armed with laptops, cold drinks and an unreasonable number of desk fans.

Don’t worry, we are still fully operational and available by phone, email and Teams. The only difference is that our drawings are less likely to have sweat marks on them.

Stay cool, stay hydrated, and if you’re working on site today, take plenty of breaks and look after yourselves.

All site inspection, surveys and visits are unaffected.

Planning Appeals Are Changing

From April 2026, most written representation appeals are expected to be decided using only:

• The original planning submission
• The Local Authority’s decision

With:

❌ No new evidence
❌ No expanded justification
❌ No additional submissions

Appeals may no longer be a chance to strengthen your case.

Which means the real work needs to happen at submission stage.

Not every project we design is a pub.

This concept is for a local amateur football club. A place designed to support grassroots sport, volunteers, and the wider community that keeps it alive.

More often, they’re a cash-flow reality of the industry we work in.

🏛️ Working on a historic or listed building doesn’t need to feel like walking on eggshells.

We often speak to clients who want to invest in older buildings but worry that planning and heritage issues will slow everything down or turn into a battle.

Historic England has just re-issued its guidance on Making Changes to Heritage Assets (Dec 2025).
It’s not a change in policy, but it does make things clearer; especially around:

*Taking a more pragmatic view on materials including roofs and thatched
*Supporting changes that keep historic buildings in use and viable
*Encouraging more proportionate, evidence-led decisions

Have you really read what you’ve agreed to?

In the rush to get a project on site, contracts often get signed under pressure.
A tight programme. A client chasing start dates. A “standard” appointment with pages of amendments attached.

But buried in that paperwork can be risks that fundamentally change your position.

Without a proper review, you may have unknowingly agreed to:
