Self-Build in the UK: What’s Trending and What You Need to Know in 2025
By TMDP LLP | Architecture | Project Management | Construction Consultancy
With more and more people taking control of their housing needs, the self-build market in the UK continues to grow, offering an exciting route to creating bespoke, future-proof homes. At TMDP LLP, we’ve seen first-hand how demand for self-build is rising, driven by lifestyle shifts, policy changes, and a desire for higher-quality, energy-efficient design.
🔍 What Is Self-Build?
A self-build project typically refers to a new home commissioned by an individual, often on a plot they’ve acquired, where they take responsibility for design and project delivery; either through direct involvement or by engaging professionals like architects, planning consultants, and project managers.
While some opt to build with their own hands (true DIY self-builders), the majority adopt a “self-managed” model; appointing an experienced team such as TMDP to bring their vision to life.
Key Trends in 2025
Planning Challenges & Opportunity
Despite National Planning Policy Framework (NPPF) support for self-build and custom housebuilding (see Section 61 and the Right to Build legislation), many Local Planning Authorities remain slow to allocate serviced plots. However, appeals and permissions are increasing, especially where councils fail to meet their self-build register obligations.
TMDP Tip: Submitting as a self-builder can provide an edge in certain rural or infill locations, particularly when tied to Paragraph 80 (formerly Para 55) or local housing need policies.
Sustainable Design Takes Priority
Self-builders are often ahead of the curve when it comes to sustainability. In 2024 | 25, most new enquiries focus on:
Air source heat pumps
Triple glazing
Passive solar design
Low-carbon building materials (e.g., SIPs, timber frame, hempcrete)
EV charging points and solar PV integration
Many are now aiming for Passivhaus or at least Part L+ compliance as a minimum.
Rising Costs – But Still Cheaper Than Buying New
Yes; build costs are still high, especially for materials like timber and steel, but self-building remains a cost-effective way to get more for your money. Here’s a rough guide to average build costs in 2025:-
Build Style
Estimated Cost (per m²)
Basic Spec (traditional build)
£1,800 – £2,200
Mid-range (timber frame/SIPS)
£2,200 – £2,800
High-end (contemporary, bespoke)
£2,800 – £3,500+
Land costs and professional fees are additional, but self-builders typically save 20–30% compared to buying a developer-built home of the same size and quality.
